ELECTRICAL GEOGRAPHIC ZONE UPDATE

Back in Oct 2018, the zone electricians piloted a geographic zone model for 6 months.  As the pilot wraps up at the end of March 2019,  four options were proposed to the Building Operations Leadership team at the end of February:

  1. Continue with electrical geo zone, as is (electricians only)
  2. Create geo zones for all other zone crews
  3. Revert back to coloured zones but remain with a sub-head who vets work
  4. Revert back to coloured zones with guided autonomy

After discussions and review of electricians feedback, the decision is to continue to leverage the successes of the geographic model for the electricians only.

Benefits to the geographic zone model include:

  • Increased efficiency with buildings close by
  • Vetting of incoming service requests by the geo zone electrical subhead

In future, we will need to spend time evaluating other coloured zone crews, and analyze how other crews could fit into a geographic zone.

EMMS UPDATE

Activity and progress continues with our EMMS project. Contract negotiations are still underway and are expected to wrap by the end of this week. Final approval of the overall project is April 18th at the Board of Governors meeting. The EMMS team continues with current state process mapping workshops.

The process is clearly outlined, with “pain points” highlighted, and ready from our new vendor to review and advise upon how the process fits with the new system.

Currently, the data governance team is focused on data quality profiling and cleansing. There is also preparation on the integration front, recognizing the actual landscape and the needs/options for integration between EMMS and the various systems (especially Workday).

Asset Stewardship

RESTRICTIONS FOR ELEVATOR LOADING ARE REQUIRED TO PREVENT BREAKDOWNS, EQUIPMENT DAMAGE AND TO IMPROVE USERS SAFETY.

At UBC Vancouver almost all elevators are ‘Passenger Elevators’. This means that they are designed to move a distributed & balanced load safely up to the maximum weight restriction posted within the car. When moving heavy objects due diligence must be taken to ensure both the elevator capacity is not exceeded nor a unbalanced point load is created in the elevator.

Ongoing discussions with Facilities Managers and others within the university community have identified preventable reasons for elevator breakdowns and equipment damage. Very few elevators are designed and constructed for moving heavy objects.

There is an Information toolkit being distributed to Infrastructure Development, Energy & Water, Risk Management and Building operations for the purpose of informing staff and clients. Marcus Drozdzik at marcus.drozdzik@ubc.ca is available to clarify elevator loading information to any group that places a request.

Upgrades are underway on this major north–south roadway at UBC, focusing on improvements for pedestrians, cyclists and public transit plus changes for a new 41st Avenue B-Line coming September 2019.

EMERGENCY MANAGEMENT TRAINING AVAILABLE FOR 2019

Emergency Management Training, Exercising and Engagement program courses are now available, at no cost to all UBC faculty and staff throughout the year. The courses will provide different levels of training for individuals to learn the tools required for response and recovery.

ALL MUNICIPAL STAFF WORKSHOP WAS HELD ON THURSDAY MARCH 14TH.

Municipal Services held its first all staff workshop on Thursday, March 14th.  The workshop was a great success where we spent time together as a team. Getting to know our colleagues is the first step in a creating a positive, healthy and inclusive work environment.  We focused our discussion on why our work is important, change in the workplace, and the Strategic Plan.

Thanks to everyone who could attend.  I feel very fortunate to be a part of such an amazing team.
