Transitioning new assets from construction to operations

We have talked a lot over the past year and a half about how we are improving the transition process for new buildings so that we can be better prepared to operate and maintain new facilities and we can help improve construction deficiency identification and resolution.

Now we are taking that same approach and applying it to minor capital renewal projects. First up is the washroom renovation in JB MacDonald. At this point, a full handover and acceptance from Building Ops is premature. Nevertheless, Project Services and the FM developed an orientation for the newly renovated space and invited the appropriate crews for a walk through. Trades and custodial were connected with the respective contractors and given an orientation on dispensers, fixtures and locations of shutoffs. At the walk through, the zone plumber was able to flag some issues to the FM (and the FM then works with Project Services to track and resolve).

A reminder to any Building Ops crews who spot deficiencies on these minor renovations that they are to report issues to the FM, who will then connect with the Project Services PM.

The outcome we all want is a functional renewed space that supports the University’s teaching and research goals. By touring these spaces before handover, we can get oriented, trained and use our experience and skill to improve the outcomes of construction projects. That is a win for everyone.

Managing our keys of a secure campus – audit results show 98% compliance

To ensure the safety and security of our campus, we recently conducted an audit of key control within Building Operations. We are pleased to report that we were found to be 98% in compliance. We learned a lot through the process of this audit and are in the process of re-writing the Building Operations Key Policy I-C-06 and we hope to have it finalized and approved by April 2017.  Our goal is 100% compliance. With clarity of policy and some refresher training and support, our goal is an easy target.

Tour of BRDF and CEC with Professor Ono

Last week Prof. Santa Ono and VP Andrew Simpson joined staff for a tour of BRDF and CEC to learn more about the way UBC is walking the talk around energy efficient heat and hot water production.

Many thanks to the BOLD and custodial groups who helped ensure the spaces we visited were ready to show off.  E&W staff did a fantastic job describing the processes and benefits of these two key plants on our campus.
